About Ghost Tenant
The origin story
Ghost Tenant was built by Eoin Murtagh, owner of EOMI Group and founder of Ghost Tenant and EOMI AI. He's a recent Master's graduate in Advanced Accountancy from Queen's University Belfast, based in Ireland, and he's been building with AI since GPT-3. This is just the beginning for EOMI Group as a company — Ghost Tenant and EOMI AI are its first two projects, and there's a lot more still to come.
Ghost Tenant itself wasn't planned in a boardroom or pitched to anyone first — Eoin built the first working version in a single 24-hour stretch, from his kitchen table, because he was sick of watching the same argument play out in every shared house he's ever lived in.
Somebody always ends up doing more of the washing up. Somebody always pays the electricity bill a week late. And nobody — not one person, in any house — wants to be the one who sends the first message about it, because the moment that message lands, you're "the difficult one," and the actual issue gets lost — now you're arguing about how you said it, not what you actually said.
So he built the thing that brings organisation and accountability to shared living — student house, family home, whatever kind of house it is.
What Ghost Tenant actually is
Ghost Tenant is a WhatsApp-based mediator for shared houses. Message it privately about anything that's bothering you — a chore, a bill, a bit of tension — and it hands back a calm, ready-to-send version, with no group chat access and no one else reading what you sent. You don't even have to type: it reads photos, voice notes, short videos and PDFs too. It also runs the admin most houses let slide: a chore rotation that actually rotates, house rules it remembers without being asked twice, and shared expenses tracked and settled without a spreadsheet. And it quietly builds the record that matters at the end — a dated log of any move-in damage and a neutral move-out condition report, so getting a deposit back doesn't come down to who remembers what. It isn't a group chat bot and it isn't a general-purpose assistant — it does one job, for one specific problem, and stays out of the way otherwise.
Why it's built this way
Most houses don't actually need a mediator on standby — they need the boring stuff to just work: chores that rotate without someone having to nag, rules that get remembered instead of re-explained, money that gets tracked instead of guessed at. That's true whether it's a student house, a family home, or a group of friends renting together — the organisation and accountability side of living with other people is the same problem everywhere, and it's the part that quietly wears people down.
Eoin's not a software engineer by training, and that's honestly part of why Ghost Tenant is built the way it is: plainly, quickly, for a real, specific problem, without pretending to be more than it is. It won't fix a genuinely broken living situation. It will stop the small, normal stuff from turning into one.
