The moment a tenant records their move-out walkthrough, Ghost Tenant compares it against their move-in one and auto-generates a clean, single-page [Address] — Move-Out Condition Report: a room-by-room verdict (no new damage / fair wear & tear / new damage: …), written in neutral, factual language, with the capture dates on it as proof it was documented at the time — not photos taken afterwards to win an argument. It goes to the tenant and a copy to you, ready to hand to a deposit scheme or adjudicator.

A tenancy agreement sent in as a PDF also has its notice period, key dates, and deposit-protection scheme pulled out automatically — so the terms everyone's arguing about are on file from day one.

What you'll never see

Ghost Tenant only ever mediates privately, one-to-one with each tenant — that's the entire trust model, and it doesn't change whether you own one house or manage a whole portfolio. You get houses that use the product and the house-level records above; you never get a transcript of what a tenant said. No landlord or property company gets visibility into a tenant's private conversations, full stop — every report you receive is factual and house-level, and anything that identifies who raised what stays out of it. That boundary is exactly what makes tenants willing to use it in the first place, which is what makes the records worth anything.
